Scope of Work: Market and Financial Feasibility Study and Valuation for the Upscale Mixed-Use Complex Novy Arbat 32 in central Moscow
Overview: Client was considering the acquisition of a mixed-use property, which includes the recently opened Marriott Novy Arbat Hotel in Moscow. Horwath HTL has been requested to provide an acquisition due diligence support, market and financial feasibility study and valuation of the hotel and other key components of the development including serviced residences, class A offices, F&B and retail outlets.
Horwath HTL Solution: Based on our experience in the region with similar projects we have provided our Client with the required acquisition due diligence support during the time sensitive decision making procedure. We have provided our recommendations regarding the final concept and facility mix of the mixed-use development. Our expert report contained several valuation scenarios taking into consideration the peculiarities of the management contract of the proposed operator.
Status: Assignment completed in 2014. Hotel opened in 2015.
